Our Process
Building a home is one of the biggest decisions a family makes. At Price Family Homes, we believe that confidence comes from clarity — knowing exactly what happens, when it happens, and who's responsible at every stage. Here's how we take you from your first conversation to your front door.
1.Start & Selections
Your journey begins with a conversation about what you want — and what fits your life. We review floor plans together, walk through available options, and you make your selections for finishes, features, and upgrades. This step sets the foundation for everything that follows.
2.Contract Signing
Once selections are finalized, we put everything in writing. Your contract documents your chosen floor plan, selected options, pricing, and timeline. No surprises — what's signed is what gets built.
3.Permitting & Approvals
We handle the permitting process on your behalf, coordinating with the appropriate county or municipal offices in Brevard and Indian River County. This phase can vary in timeline depending on jurisdiction, and we keep you updated every step of the way.
4.Pre-construction Meeting
Before a single shovel hits the ground, we sit down with you to review the full build plan — your floor plan, selections, site conditions, and schedule. This is your opportunity to ask questions and confirm every detail before construction begins.
5.Foundation & Framing
Construction starts with your foundation — the structural base your home is built on. Once the slab is poured and cured, framing begins. This is where your floor plan goes from paper to walls, and your home starts to take shape.
6.Mechanical Rough-in
With the frame up, our trusted subcontractors install the mechanical systems — plumbing, HVAC, and rough electrical. These are the behind-the-wall systems that keep your home running comfortably for years to come.
7.Electrical Walkthrough
Before walls are closed, we walk the home with you to confirm switch placements, outlet locations, fixtures, and any last-minute adjustments. This is one of the most valuable steps in the process — it's far easier to make changes now than after drywall is up.
8.Interior Finishes
Drywall, paint, flooring, cabinetry, countertops, fixtures, and trim — this is where your selections come to life. The interior of your home comes together during this phase, and the vision you had at the beginning starts to become real.
9.Exterior Finishes
Roofing, siding, stucco, windows, doors, and landscaping are completed during this phase. Your home takes on its final curb appeal — the face it will show the neighborhood for decades.
10.New Home Orientation
Before closing, we walk you through your completed home room by room — explaining how your systems work, where shutoffs are located, and what to expect in your first weeks of ownership. This isn't a rushed walkthrough. We want you to feel at home before you move in.
11.Punch List Completion
We document and address every remaining item before closing. No detail is too small. Our commitment is that your home is complete — not almost complete — when we hand you the keys.
12.Keys & Welcome home
The moment you've been working toward. We hand you the keys to your completed home — built on your lot, designed for your family, and backed by our 2-10 Home Buyers Warranty. This is our favorite part of the job.
