What is a semi-custom home and how is it different from fully custom?
A semi-custom home starts with an existing floor plan that you personalize to fit your lifestyle. You choose your finishes, features, and upgrades — and in many cases can modify the layout itself. A fully custom home is designed entirely from scratch with an architect. At Price Family Homes, we offer the best of both worlds: a proven, well-designed starting point with the flexibility to make it feel like it was built just for you. Most buyers find they can achieve everything they want without starting from a blank page.

Do I need to own land before getting started?
Not necessarily. If you already own land, we can build on it — we'll evaluate the lot and guide you through the process from there. If you don't have land yet, our sales team can help you find a suitable lot in Brevard or Indian River County. Either way, a conversation with our team is the right first step.

What options do I have for finishes and materials?

Can I make changes after construction begins?
Changes can still be made once construction is underway — but keep in mind, they may add to the cost and timeline. We'll do our best to accommodate your requests, and we'll always be upfront about how any changes might impact the project. With enough time and budget, most things are possible!

Do you offer design assistance or work with interior designers?
Absolutely! We offer in-house design guidance to help you make confident choices, and we're also happy to collaborate with your interior designer — or connect you with one of our trusted partners. Whether you need a little help or a full design plan, we're here to support your vision.

Can I include special features like a home office, pool, or in-law suite?

Timeline & Scheduling

How long does it take to build a custom home from start to finish?
On average, building a custom home takes about 9 to 12 months from the time we break ground. The exact timeline can vary based on the level of customization, weather, and permitting — but we'll keep you informed every step of the way to make the process as smooth and stress-free as possible.

What factors can delay the construction timeline?
While we do our best to stay on schedule, a few things can cause delays — like customer-requested changes, severe weather, waiting on septic permit approvals, or utility company timelines. If anything comes up, we'll keep you updated and work to keep things moving as smoothly as possible.

When will I receive updates about progress?
Once your permit is issued, you'll be introduced to your dedicated project manager. They'll be your main point of contact throughout the build and will keep you updated on progress, answer questions, and make sure you're in the loop every step of the way.

Can I visit the construction site during the build?
Yes, you're welcome to visit the site — but for safety and coordination, all visits should be scheduled with your project manager. They'll make sure it's a good time to stop by and can walk you through the progress.

Do I need to be available for selections or walkthroughs during construction?
Yes, your input is important during certain stages of construction — especially for selections and walkthroughs. While being there in person is ideal, we understand that's not always possible. In many cases, we can accommodate remote participation to help keep things moving smoothly.

Land & Location

Can I build on land I already own?
Yes, absolutely! If you already own a piece of land, we'd be happy to work with you to design and build your custom home right there. We'll help guide you through the process from site evaluation to final walkthrough.

Do you help clients find land to build on?
Yes, we do! Our experienced sales team is here to help you find the perfect piece of land to fit your vision and budget. Whether you're just starting your search or narrowing down options, we'll guide you every step of the way.

What site work is needed before building starts?
You don't have to worry about that — we handle all the necessary site work for you. From clearing and grading to prepping for utilities, we take care of everything needed to get your land ready for construction.

Are there any limitations to where you can build?
In some cases, yes. Factors like wetlands, lot size, and location can affect whether a permit can be issued. We always do a thorough evaluation up front to make sure the land is buildable and to help you understand any potential challenges before we get started.

Financing & Payments

Do I need a construction loan or do you offer financing?
Yes, you'll need a construction loan to build your home. While we don't offer in-house financing, we work closely with several trusted lenders and would be happy to connect you with one of our preferred banks to help get you started.

How does the payment schedule work during the build?
We follow a 5-draw payment schedule, with payments sent to your lender at key stages of construction. These typically occur at the completion of the slab, framing, roof, drywall, and final walkthrough. Your bank handles the disbursements, and we keep everything on track with clear milestones along the way.

What's included in the base price of the home?
The base price covers everything needed to build a beautiful, high-quality home — but the exact features can vary by floor plan and community. For full details, check out our Features page to see what's included in your specific build.

How are upgrades and changes billed?
If you make selections or upgrades before the contract is signed, they'll be included in your overall home price. If you decide to make changes after the contract, those will be billed separately and paid out of pocket. We'll always review any costs with you ahead of time so there are no surprises.

Do you work with preferred lenders or banks?

Permits & Inspections

Who handles the permitting process?
We take care of the entire permitting process for you. From submitting applications to tracking approvals, our team handles it all so you can focus on the exciting parts of building your new home.

Do I need to be involved in any inspections?
Nope — we've got it covered! Our team manages all required inspections throughout the build, ensuring everything meets code and quality standards. You can relax knowing we're handling the details.

What types of inspections happen during construction?
Lots of important inspections take place to make sure your home is built safely and to code. In Brevard and Indian River Counties, you can expect checks at key stages like footing and slab, framing, and roof. Electrical, plumbing, and mechanical (HVAC) inspections are required before walls are closed. Then there's an insulation or energy-code check, followed by a final inspection to sign off on your home. If you're installing a septic system, the health department will inspect that separately. Our team coordinates all of these, handles scheduling, and ensures your home meets all standards before occupancy.

What happens if something doesn't pass inspection?
If something doesn't pass inspection, don't worry — we take care of it. Our team will make the necessary adjustments or corrections and reschedule the inspection to ensure everything meets code and passes properly. It's all part of our commitment to building your home the right way.

What materials do you use for durability in Florida's climate?
We build with Florida's climate in mind. Our homes feature poured concrete block construction for strength and longevity, impact-rated garage doors for storm protection, and roof truss systems rated to withstand winds up to 150 mph. It's all about giving you peace of mind — rain or shine.

Can I choose specific brands or materials for my home?
Yes, absolutely — you're welcome to request specific brands or materials! While we can typically accommodate most preferences, some selections may have limitations due to availability, building code requirements, or integration with other systems. Communication & Expectations

How will I stay updated during the construction process?
Your project manager will be your main point of contact and will keep you updated regularly throughout the build. You'll also have access to Buildertrend, our online portal, where you can view progress photos, check the schedule, and communicate with the team anytime.

Most of your key decisions — like floor plan, finishes, and upgrades — are made early in the process, usually before construction begins. This helps keep everything on schedule. Don't worry though — we'll guide you through each step so you know exactly what's needed and when.

How do you handle unexpected issues or changes during construction?
We know that surprises can happen during construction — but you're never left in the dark. If something unexpected comes up, we'll communicate with you right away, explain your options clearly, and work together to find the best solution. Our goal is to keep the process smooth, transparent, and stress-free.

What should I expect at the final walkthrough?
During the final walkthrough, we'll go through your home together with a close eye for detail. This is your opportunity to spot any imperfections or items that need attention before move-in. We'll create a punch list of anything that needs to be addressed, and our team will take care of it promptly to make sure your home is just right.

Warranty

What does my home warranty cover?
Your new home comes with a 10-year structural warranty that covers the essential framework. Windows and doors are covered for one year and also include a manufacturer's warranty. We install Moen faucets, which come with their own warranty as well. The air conditioning system is covered by the supplier, and your kitchen appliances are backed by the manufacturer. The septic system is covered by the installer or provider, and electrical and plumbing systems are included under our builder's warranty. You'll also receive a one-year termite bond for added peace of mind, and a one-time service call from the tile company during your first year for any cracked tiles or grout repairs. Just a heads-up — if you choose to bring in your own fixtures or finishes, warranty coverage may not apply to those items.

How long does the warranty last?
Your home comes with a one-year builder's warranty that covers most standard items. This doesn't include paint, cosmetic touch-ups, or general homeowner maintenance items. You'll also receive a 10-year structural warranty to protect the core structure of your home. In addition, your HVAC system is backed by a 10-year parts and 10-year labor warranty — courtesy of Price Family Homes — to give you extra peace of mind for the long run.

Are appliances included under the home warranty?
Appliances are covered by the manufacturer or the company you purchase them from, so they aren't included in the builder's warranty. However, you'll still have warranty support directly through the appliance supplier. Additionally, items such as hot water heaters, garbage disposals, and garage door openers are covered for one year through the companies that installed them.

What's not covered by the home warranty?
Your home warranty doesn't cover concrete surfaces like driveways or patios, or landscaping and sod. Appliances aren't included under the builder's warranty, since they're covered by the manufacturer. Also, any items you choose to bring in or provide yourself won't be covered under our warranty.
